Simonton’s factory hardware is what we install when the door is under warranty or when a client wants exact replacement. Signs Your Simonton Door Installation Is Failing

  • Door drags or catches about two-thirds open. The rollers have flat-spotted or the track’s collected enough Palm Beach sand to lift the panel out of alignment. On coastal properties, salt works into the roller bearings and the drag only gets worse.
  • Latch no longer lines up with the strike plate. The door leaf has settled, usually because the roller housing or hinge screws have wallowed out the frame. You can shim once, but the real fix is replacing the worn hardware and resetting the leaf square.

  • Frame shows white powder or pitting at the bottom corners. Aluminum frames on older Simonton doors oxidize in salt air. Surface oxidation is cosmetic. Deep pitting at the corner welds or track channel is structural, and that’s where replacement starts to pencil out against repeated patching.

That’s about as far as we’d suggest. Removing an operable sliding door panel without the right lift technique, or pulling a spring-loaded roller assembly apart, can throw the panel off its track and into a person or a piece of furniture.
